With our staffs 30 solid years experience within the timber-Frame industry both in the UK and abroad we know a lot about this product, its design and manufacture, how it interacts with your total build and other elements of the construction, what will work and importantly what will not. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) offer several different framed kit systems all of which are designed and supplied to a higher than average specification and performance standards, we are happy to produce kits which pick elements from each system to provide a kit and product that fits our client’s specific specifications and budgets. a. Eco Frame (Intelligent Stud)

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) offer a unique twin walled system which can be designed to form the envelope of any building shape or Architectural style, our twin studs are spaced apart with recycled factory timber reducing waist and providing a composite cavity stud which allows for insulation between all faces of the panel this unique design approach provides for a constant minimum insulation value which cannot be achieved with other normally more expensive systems and hence fits with our aim that eco friendly should not always equate to expensive philosophy . The external panel face is clad with a choice of sheathing materials and breather papers or insulating foils to suit budget constraints all as listed in our quotation options toolbar. Internally the panel is finished with a 6mm tempered hard board covered with an air tight membrane and a service void batten (see Intelligent stud detail). Warmcell insulation is then blown into the frame cavity post construction.

Intelligent stud panels can be produced in any width from 200 – 400mm to suit your design performance requirements, with the later producing what is often referred to as “Zero heat loss construction”.

Floor decks are designed using either posi web joists or composite “I” beams and can be supplied as completed floor decks for speed of construction, or if space on site is a problem as flat packed joists and pre-cut and coded sub components. Roof supply takes the form of pre-manufactured roof panels constructed from posi rafters or composite “I” beams clad on the outer face with a choice of sheathing and internally with tempered hardboard, again with airtight membrane over and service void batten. Alternatively depending on building type we will supply pre-manufactured roof trusses.

Site quality control systems will ensure smooth running of your project from when it leaves the factory door to final inspection and hand over.

b. Std Frame (Code 3 Compliant)

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have a choice of insulations available but our standard would be 140mm of damp applied warmcell panels are clad on the outside with a choice of sheathing materials but our standard would be OSB3 which would receive a reflective film breather paper. Panel design provides for triple stud pre- insulated junction sets where external panels connect with internal partitions and pre-fixed airtight construction joint strips.

Code 3 for sustainable homes is a standard that will soon become the minimum that is required, the code provides for numerous options to achieve compliance, and our std frame will provide an excellent platform upon which to build and ensure compliance.

c. Hemcrete System Frame

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) offer a standard panel range to facilitate this excellent eco building system, constructed from 38 x 90mm studing pre-clad with 9mm Multipro XS board to the inside face which provides permanent shuttering to the hemcrete receives a pre fixed airtight membrane with built in joint strips. A service void batten can be fixed if required allowing for all services to run without hindering the airtight effectiveness of the membranes behind.

e. New Home Manual

Why is it when purchasing a new home normally the most expensive investment in your live do you receive no true information about your purchase, how it is constructed and how it works, every car or television comes with a substantial instruction manual but new homes typically nothing. With each of our kit packages comes a manual aimed at providing the foundation for a complete guide to your home which will contain copies of all drawings associated with the project both architectural and frame construction. New homes need to provide for life time usage and therefore design statements clarifying what walls are load bearing and providing guidance as to what can and cannot be done without adversely effecting the quality of your homes construction is included. Copies of all structural calculations and energy performance calculations are provided for future reference. The information is all presented in a ring file with additional sections for the insertion of heating and services information and associated operating systems etc. For the developer or builder by adding the other vital information to this manual you can set yourself above the rest in the level of service you offer your customers, While self builders benefit from having on hand reference details of their home.

Building Designer

a. Can it be built using Timber-Frame

Although timber-frame construction’s recent growth in popularity it is sometimes overlooked or not considered as a viable construction option. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) offer a free frame evaluation service where upon receipt of design drawings we will return a structural overview of how the proposed construction could be achieved using frame and truss technology and some accompanying guidance notes as to points to consider and what thermal performances could be achieved by using different frame systems etc. From receipt you can decide if you would like to receive a quotation for the scheme and what system or design approach that quotation should allow for, it is quite normal for several quotations to be produced for varying systems before a frame performance that meets with your budget is derived.

b. Timber-Frame Design

All kits are fully designed in house to your specific specification; our design process will require definitive information from your building designer at an early stage to ensure that the frame design provides exactly the configuration required for the project. An approval layout is produced for your perusal and checking prior to any detailed design. These layouts will confirm project basics such as overall size, room sizes, the size shape and location of any openings etc such as doors and windows. Upon your approval detailed frame design and structural design will be undertaken. This approach provides you with an opportunity to change layouts without incurring costs and therefore forms a valuable part of the design process.

All our Timber-Frame design is supported by structural calculations produced by an independent chartered engineer and a NHBC certificate if required however no engineering work will commence until your approval of the scheme layouts has been received.

When structural calculations have been received we combine the information therein with your approved layouts and architectural drawings and proceed to full design and manufacturing information. c. Timber – Frame Structural Calculations

The building regulations require that all framed structures be supported by calculation, certainly different local authorities interpret slightly differently when these calculations need to be provided during the building process, however most are happy to prove “conditional approval” subject to the presentation of calculations before final inspection. All products we undertake to supply are covered by such structural calculations which provided by an independent chartered structural engineer. If required this can be complimented further by an NHBC353 certificate if your project is being constructed under a NHBC warranty scheme. Structural calculations for roof truss design components and posi web joists or rafters are all produced in house using the mitec system and will presented in a bound folder complete with the frame calculations for submission to your local building control department.

Working closely with our engineers our design staff can produce in addition to the frame design a full structural package including areas of conventional construction all of which can be used to further support your building control application or dissipate any conditional approval matters.

Architectural Services

a. Full Bespoke House Design

Many Timber-Frame companies offer standard house types as an option we believe that everyone is an individual and although many of our clients un-questionably like varying features within standard house range’s they seldom provide all the answers, the normal phrase being we want “something like that but with”. Modern homes need to provide for life time use and therefore the requirements from the home may change with time, our design approach ensures that your home design provides for that essential living space which fits with your life, style and future use, we don’t work on a one size fits all basis.

Local aesthetics and street styles will have a profound effect upon the design as with conventional construction, however there is a movement towards acceptance of more radical designs if the project has the kudos of being eco friendly or green. That said many of our clients seek all the benefits of modern eco friendly construction but behind the facade of a more conventional elevation styles. b. Building Control Submissions

In line with our Architectural design facilities we provide full construction and building control packages and when combined with our frame design and structural design facilities we provide the opportunity for complete project design dissipating all legalities and local authority approvals. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) philosophy and approach with Building control is that we produce detailed construction drawings that due to the level of information provided easily attain building control approval, we don’t produce simple drawings with endless separately printed specifications which by default achieve the same.

Upon request building control drawings can be produced for any existing Architectural design, this provides a valuable service for many of our clients who already have planning approval but no detailed design. This service only extends to projects constructed in the west country i.e. Cornwall, Devon and the Somerset /Dorset border areas specifically due to co-ordination and site management issues.

Roof Trusses

Manufactured to our design we offer a full range of pre-fabricated truss rafters in accordance with BS5268 PT 3. Upon receipt of order our customers are provided with a definitive day of delivery not a week commencing date, we appreciate that many trusses need mechanical off loading and therefore by providing fixed delivery dates our lorries are unloaded quicker as a result our costs are reduced which reflects in savings passed back to our customers.

We can work with your designer to deliver a bespoke Truss Rafter design which will minimise erection time and costs. All our design is backed with supporting structural calculations for submission to your local building control department.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) offer an independent roof design service for Architects and Building designers complete with structural calculations for all areas of cut roof and truss profiles for tendering purposes.

b. Space in the Attic

Attic trusses are the best thing to happen to roof design for a decade, providing the overall height of the roof from wall plate to ridge exceeds 2600mm then in principal we could provide an attic profile truss, a typical house roof of 7m span and 40 deg pitch could provide additional floor space for habitable use of 4.5m depth x the house width.

Attic trusses are roughly three times more expensive than other configurations which at first glance seems a reasonable increase, but an average truss price of £30 and with an average roof only having 10 trusses for roughly £600 you could create a loft space of 5m x 5m or 25m2! What else can you build these days for £25/m2. Ask for an attic roof option on your enquiry and compare the cost with standard configurations.
