ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) design and joint project at Black Rock Sands Widemouth Bay is now completed. The project of eight luxury holiday homes nestles into the dunes on the beach side of the road. ITP - Intelligent Timber Properties design team were responsible for the Architectural design while our manufacturing department designed and supplied the frame for this exciting development. Providing unique accommodation with carefully specified materials, locally sourced and bespoke interior features including volumed bedrooms, first floor living space's which take account of the breath taking views over the beach and Atlantic coastline in area of outstanding natural beauty speaks for itself. This now acclaimed designed site creates a unique environment for that essential relaxing break on the rugged North Cornish coast, a absolute mecca for surfers in the summer and walkers during the winter.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) fixing crew's were travelling to Kent during the winter erecting a large five bedroom house for a repeat customer, the large steel portal frame to the rear of the property supporting the whole rear first floor elevation proved to be a major design consideration with its eight meter clear span. ITP - Intelligent Timber Properties design department worked closely with the client and there Architects designing both the steel beams, and the supporting pad foundations in accordance with NHBC discerning requirements.

The rear elevation photos demonstrate the size of the works and the interior shots although work is clearly still in progress emphasizes the space created by this feature. The client based in the west country is now discussing his next project of some thirty starter homes with us which we will start supplying in April 2012.
A small interesting project came our way the back end of the year with a two bedroom house no bigger than a large double garage. At first the Architectural drawings showed a galleried bedroom space although the client asked if we could infill this creating a valuable additional storage space on site. The project is now complete and we are informed that it has been already let, with the client now building another two units on other sites with us shortly.
November and December proved to be busy months as the year came to an end with clients making use of the better than expected weather when compared with 2010, and ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) had full loads of panels being delivered to projects all over the country. 2011 has been a good year for ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes), we have designed and supplied some forty units from our premises. We would like to thank our clients for their custom and our staff for working so hard during the year. 2012 appears as if it will continue as 2011 left us being we have numerous projects about to commence. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) factory is to be fitted with electricity generating solar panels during the festive break as we strive to move our manufacturing and opperating processes towards a minimum carbon footprint as practically can be.
The summer has brought some great projects our way and some super comments, after completing a small project in Trowbridge, ... the neighbour commented "why is it blue? ... is it for the new "smurf" movie", looking back from a distance she may have had a point, however with Green breather paper been used comments appertaining to Robin Hood would probably have abounded. Following a client referral our fixing crew erected the frame for a beautifully finished property just outside Bristol, constructed using ITP - Intelligent Timber Properties unique twin wall zero heat loss system. This project demonstrates successfully that applying modern Eco friendly building methods does not pre-determine that the Architecture needs to be contemporary. The elevations blend perfectly into a traditional village street scene in a elevated position and feature Oak porch detail plus locally sourced natural stone, yet underneath this facade the house boasts a "U" value of 0.13w/m/oc, and was employed an "Airtight" approach to design technology that will improve the "U" value by a further 20%. Interestingly the clients advise us that our quoted price was lower than many received for other standard performing frame systems.

Work also commenced on a superbly located project overlooking the Atlantic coast line near Bude designed by a local Architectural practice for a very discerning client, who's un-wavering attention to detail has produced the most superbly finished project. With the clients and Architects permission ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have completed a case study upon this project which we now include in all our quotation packages. Using our standard 140mm Air tight Eco frame system we designed supplied and erected this four bedroom project for under £20,000, achieved a "U" value of 0.21W/m/oc and an air tightness rating of 3! The pressure tester actually tested the house twice as he could not believe the results first time round.

After a long wait our project in Launceston designed by our in house design practice is near completion. The site of contemporary designed houses was described by the selling agent as being "due to the design excellence of "Intelligent Timber Properties" now takes a prominent location in an elevated position overlooking the castle and local town. These houses offer contemporary open plan living accommodation on a sloping site and have volumed bedroom spaces, with specified and designed scissor trusses, so as to reduce build costs and improve insulation details. The living accommodation boasts sunken lounge details with three meter high ceilings and large corner screen windows, our photographer will be taking more photos during the summer next year when the results of our landscaping plan based on local insidious species including evergreen oaks can be viewed.
ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have seen a 20% increase in our enquiry rate during April and May for all forms of works from small extensions to bespoke local developments as our website sees an increase in traffic.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) 6 storey development of flats in London is now complete with the installation of a completely barrelled roof some eleven meters long and with a eight meter span. The roof has been double sheathed with site bonded glued and screwed marine ply to provide a perfect curved surface for the clients chosen flat roofing material. To protect the structure during the inevitable English summer a complete roofed scaffold was erected ensuring the finished project and site staff were protected from the elements which on higher ground and some six storeys up proved on occasions to be "interesting"! The fully curved five storey lift shaft was capped off with permanent lifting beams built in place. To the front of the fifth floor is a curved balcony from where canary wharf can be viewed in the distance. ply radiuses panel top and bottom plates ensured that the frame provided a perfect curve for the render screen fixings and supports. Finally work commences on ensuring all breather paper and battens for the render screen system are fixed and the powder coated purpose designed windows and doors in place prior to the locating of the hanging balcony details which will compliment the final elevational details.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have now taken on our own in house fixing crews in opposed to relying upon solely sub contract labour. ITP - Intelligent Timber Properties now have a far greater flexibility and control of site works with dedicated full time site foreman's on larger projects which will ensure design tolerances and specifications complied with.
March 2011: New Corporate Image
ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) new corporate image and logo is launched, designed by studio 1 VC Ltd. Our new logo invigorates our innovative design philosophy and will be seen on all our corporate literature and vehicles, with stenciled copies imbossed on all fabricated product.

March 2011: Erection Work Commences
Erection work commences on our 6 storey project in London. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) experienced erection crew has been on site coordinating the installation of scaffold to assist our client, and installation of internal partitions to the basement area.

Installation of ground floor panels, many of which are curved and all pre-manufactured with supports for the finished render screen system has been completed. Our unique design approach has minimized works on site and maximized works undertaken in a workshop environment providing a product of high quality which has also assisted our client in a further reduction of their build program. Work is now underway installing the engineered lattice work of beams which support the four floors of flats above.
March 2011: 2 New Members of Staff
ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) are pleased to welcome two new members of staff in our fabrication department.
Oliver Muligan joined us on the 7th March 2011. Oliver has had substantial experience in the local boat and yacht building industry and will certainly further compliment our skilled work force. Oliver has great attention to detail and prides himself in the assembly of a high quality product.
Kim Fitzpatric also joined us on the 1st March 2011. Kim has had some 20 years experience in the fabrication and manufacture of timber – frame products. Kim’s vast experience of volume timber-frame production will help streamline or production line.
The combination of Kim and Oliver will greatly assist us in producing a very high quality product while drawing further on the cost saving benefits of mass production, providing our clients with a product which is cost effective and of superior quality.
Feb 2011: Quality Assurance Scheme
ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have been associate members of the UKTFA for some years, in order to become full members we have embarked upon a program with our advisors BM TRADA to become fully Iso quality assured accredited further enhancing the high quality of service and products we offer our clients.
Feb 2011: Standard House Design.
ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) in house Architectural department have commenced work on an exciting range of zero heat loss code 5 for sustainable development compliant house designs. Each house type being designed on a living home basis allowing the flexible unique design which complements the occupier’s needs from the property at all stages of life. Each design will be available with a range of external cladding materials and fenestrations to assist with specific location requirements. A full in house planning application facility already exists to assist clients with all required approvals.

Located on the coast, in an area of outstanding natural beauty designed to feel like a nest of contemporary Cornish fisherman’s cottages, this site was previously occupied by an old petrol filling station. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) design has transformed this run down site, exclusively using locally sourced materials and with all plots being heated using ground source heat pumps we have minimise the environmental impact of both construction and future occupation.
Jan 2011: Charity Sponsorship.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) are pleased to have been appointed as designers and detailers of a unique 6000sq/ft barn conversion here in North Cornwall. The barns originally built in the late 18th century by the Duke of Bedford are to be converted into a six bedroom bespoke luxury dwelling, with a wing dedicated to offering holiday accommodation to disabled persons. The living accommodation will boast an impressive 8m high entrance hall area with exposed original trusses and an impressive contemporary bridge design over, linking the two wings of the development. With two living areas one complete with a central sunken fire pit detail and the other with panoramic views over the kitchen garden to Bodmin moor all set in four acres of garden and land this will be a breath taking development.

Jan 2011. Manufacturing Commences.
The first products begin fabrication in our new facility at Canworthy Water with a unique 5 storey development of flats in greater London for a prestigious client.

ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) have now completed their move to new premises located at Canworthy Water in the heart of the North Cornish Country side. The move further enhances our determination to have as eco friendly operation with as low a carbon footprint as possible. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) refurbishment and machinery installations where possible are all from locally sourced timber, all waist or off cuts associated with the works have been distributed locally for log burner fuel in return for a small charity donation. ITP - Intelligent Timber Properties (Timber Frames Eco Frames Houses and Homes) are now located just 5 minutes from the A39 Atlantic highway and we have brought some much needed employment to this rural area.
