What are the benefits of building my own home: These are almost endless and different aspects have greater benefit to some than others but primarily we believe that a home, like a shoe does not come in a “one size fits all”. Self build provides you with the opportunity to live your life in your home to your standards not another’s. There is the opportunity to match your own home story with your budget so as to gain the most from the  lifestyle choices which are important to you and your family. It should not be overlooked that normally self building also offers reasonable savings over the costs associated with other home purchases options.

Is there a risk of fire with Timber Frame homes:  No as with all construction timber-frame has to comply with the current building regulations. Querulously wood or timber’s technical qualities ensure it behaves better in fire than say steel! The size of all timber members are designed to have a sacrificial charring area where as steel for example would at temperature just above that which timber will ignite buckle and deform seriously compromising its load bearing capacity. It is a paradox but when wood burns the charcoal layer that forms around it actually helps protect the inner load bearing core.

I like to feel a solid construction, will I achieve that with Timber-Frame: Yes most new homes that are built using other construction methods will almost certainly use plasterboard wall lining either dot and dabbed on to masonry or fixed to battens. In fact a Eco friendly timber frame home from ITP Intelligent Timber Properties (Timber Frame Homes) probably has a more solid tactile feeling to other build systems due to our great attention to design and fabrication detailing.

What Timber-Frame system suites my design best: This depends largely on your budget and thermal performance goals, it is important to look at your expected life story line for the home before making a final decision. For example if the home is a stepping stone to another and your expected time in the home is comparatively short it may be more cost efficient in the long term to pinch back on your goals and save those funds for the next project. However if the project is expected to be your home for many years then the opposite would apply. Most homes can be built using any one or perhaps a combination of the systems ITP Intelligent Timber Properties (Timber Frame Homes) offer, and there are almost endless options that can be explored so as to develop a overall design approach which meets with your requirements and budget.

What insulation levels can be achieved: ITP Intelligent Timber Properties (Timber Frame Homes) minimum level frame provides for a home that is capable of complying with “code 3 for sustainable development” with our “Intelligent Stud” system creating what is referred to as a “Zero heat loss” home. There is an endless range of insulation values in between the ends of the scale, but all our homes are built using unique air tight technology using “intelligent air tight systems” and materials which further enhances thermal efficiency and reduces CO2.

(back to FAQ list)

How much does it cost to build a zero heat loss intelligent stud home: Our clients are often shocked by just how little the increase in cost of building a “Zero Heat Loss” home using our Intelligent Stud system is. Certainly there has without doubt been a trend to date the words “Eco friendly” or “Zero heat loss” also equaled “expensive”! ITP Intelligent Timber Properties (Timber Frame Homes) believe that as we  truly care about the environment then we have to offer build systems which attain these bench marks at a affordable cost. It is an irony that the very homes which would benefit most from these systems have had the product priced out of reach. We have bucked that trend and by employing the savings associated with mass production in our eco friendly production facility your build cost should not increase by more than 3-4%.
